Who we are
Mountain Village Property Management LLC (“MVPM,” “we,” “us”) is a residential property management company in Bozeman, Montana. Our office is at 1716 W Babcock St, Unit 115, Bozeman, MT 59715. Our website is https://mvpmrentals.com.
This policy explains what information we collect, how we use it, who we share it with, and the choices you have. It covers our website, our phone lines (including our after-hours line), and our text messages.
Information we collect
Information you give us. When you contact us, fill out a form, apply for a rental, sign a lease, or request maintenance, we collect what you share. That usually means your name, phone number, email address, mailing or property address, and your message.
Property and maintenance details. For residents and owners, this includes your unit or property address, maintenance requests, photos you send, access notes, and the history of work done.
Rental applications and resident accounts. Applications, leases, rent payments, and maintenance requests are mostly handled in our property management software’s resident and owner portals. Information you enter there is covered by this policy and also by that provider’s privacy policy.
Phone calls, recordings, and transcripts. Calls to our phone lines may be recorded and transcribed, including calls to our after-hours line, which is answered by an automated (AI) assistant. When a call is recorded, we tell you at the start of the call. We keep the recording, a written transcript or summary, the phone number you called from, and the time of the call.
Text messages. If you text us or agree to receive texts from us, we keep your mobile number, the messages, and a record of your consent and any opt-out.
Website information collected automatically. Like most websites, we use analytics tools (including Google Analytics through Site Kit and WordPress.com Stats). They collect things like the pages you visit, your device and browser, your approximate location based on IP address, and how you got to our site. Our forms are protected by Google reCAPTCHA, which is covered by Google’s Privacy Policy and Terms of Service.
How we use information
We use your information to:
- answer your questions and call or text you back;
- schedule showings and process rental applications;
- manage leases, rent, and resident and owner accounts;
- take, route, and follow up on maintenance requests, including emergencies;
- send service messages, such as maintenance updates, showing confirmations, and lease or rent reminders;
- keep accurate records of calls and requests, train staff, and improve our service;
- run and protect our website; and
- meet our legal duties.
We do not sell your personal information.
Who we share information with
We share information only as needed to provide our services:
- Service providers who work for us, such as our property management software, phone and text-messaging providers, our AI phone-answering vendor, email and website hosting, and analytics and spam-protection tools. They may use your information only to provide services to us.
- Repair vendors we send to your home. If you report a maintenance problem, we give the vendor the property address, the unit, a description of the issue, and, if you agree, a phone number so they can reach you.
- Property owners we manage for, as needed to manage their property.
- Legal and safety reasons. We may share information when the law requires it, to protect people or property, to respond to emergencies, or to protect our legal rights.
- With your consent.
Text messaging (SMS) privacy
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.
We do not sell, rent, or share your mobile number or your text-messaging consent with anyone for their marketing. The service providers listed above (for example, our text-messaging provider) handle your number only to deliver our messages to you.

- Message frequency varies depending on your requests, showings, and maintenance activity.
- Message and data rates may apply.

How long we keep information
We keep information only as long as we need it for the reasons above, for as long as you are an applicant, resident, owner, or vendor with us, and for as long as the law or our business records require (for example, lease, deposit, and trust-account records). Call recordings and transcripts are kept for a limited period and then deleted unless they are needed for an open maintenance issue, a dispute, or a legal requirement.
How we protect information
We use reasonable administrative and technical safeguards, including access controls and trusted service providers. No method of sending or storing information over the internet is completely secure, so we cannot guarantee absolute security.
Your choices
- Texts: reply STOP to opt out or HELP for help.
- Calls: tell us if you do not want automated (AI) calls from us, and we will stop.
- Emails: use the unsubscribe link in any marketing email.
- Your information: you can ask to see, correct, or delete the personal information we hold about you. Email admin@mvpmrentals.com or call (406) 602-2018. We may need to keep some records when the law requires it.
- Cookies: you can control cookies in your browser settings. Turning them off may affect some site features.
Fair housing
Mountain Village Property Management complies with the federal Fair Housing Act and Montana law. We do not discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, creed, marital status, or age in the rental of housing.
Children
Our website and services are not directed to children under 13, and we do not knowingly collect personal information online from children under 13.
Changes to this policy
We may update this policy from time to time. The effective date at the top shows when it was last changed. If we make important changes, we will post the new policy here.
